Whole-project estimates are the sum of separate trades, each with its own unit.

Broad construction estimates go wrong at the joins. Concrete is sold in cubic yards, framing in board feet and stock lengths, roofing in squares, drywall in sheets. Each has its own waste factor, and adding a single blanket percentage across the whole job either overbuys the cheap materials or underbuys the expensive ones.

The other thing that separates a real estimate from a rough one is the scope nobody itemises: excavation and spoil haul-off, permits, dumpster hire, delivery fees and the short-load surcharges that hit every partial order. On a small project those can be a fifth of the total.

Settle this before you calculate

Footprint and height, separately
Area drives the flat trades and perimeter times height drives the vertical ones. One number cannot do both.
Site access
Whether a truck can reach the pour or the material has to be barrowed changes labour more than any material line.
What has to come out first
Demolition, spoil removal and disposal are usually quoted apart from the build and are easy to leave out of your own number.

Where the estimate goes wrong

One waste percentage across every material
Concrete wants 5 to 10%, roofing 10 to 15%, patterned tile or pavers 15% or more. Apply the right one to each trade.
Leaving out permits and disposal
Budget $50 to $300 for permits and a similar figure per dumpster. Neither is optional and both are invisible in material calculators.
Estimating labour as a share of materials
Labour tracks hours, not material cost. A cheap material fitted slowly costs more to install than an expensive one fitted fast.
